HZB Thikana helps users discover and discuss third-party properties and private libraries. Unless expressly stated, HZB Thikana is not the owner, broker, landlord, payment processor or guarantor of a listed property.
Account requirements
Users must be at least 18 years old, provide truthful account information and protect their login credentials. Sellers may list only properties or services they are authorized to offer.
Accurate listings
Listings must be lawful, current and accurate. Prices, room-sharing terms, maintenance charges, facilities, restrictions and locations must be stated honestly. Users must not publish copied media, hidden charges, misleading claims, fake reviews or duplicate properties.
Prohibited conduct
Scams, spam, threats, harassment, hate, sexual content, illegal goods or services, malware, private information belonging to another person, unsafe media, impersonation, rating manipulation and suspension evasion are prohibited.
Property safety
Users are responsible for independently checking the property, seller identity, documents, price and agreement. Do not send an advance or security deposit before verification. HZB Thikana does not guarantee availability, ownership, condition, legality or completion of a rental transaction.
Moderation
HZB Thikana may remove content, restrict features, suspend accounts, preserve relevant evidence or cooperate with lawful requests when reasonably necessary for safety, compliance or platform integrity.
Paid features
Paid listing credits and Owner Pro are optional visibility features purchased through Google Play on Android. Website purchases are not yet available. They do not guarantee enquiries or rental. Duration, price and the property receiving the benefit are shown before payment. Android refunds and purchase disputes are subject to Google Play’s applicable rules. Future website UPI checkout is subject to payment-provider approval and activation, and will follow our Cancellation and Refund Policy.
Governing law
These Terms are governed by the applicable laws of India. Subject to applicable consumer and other mandatory laws, disputes are subject to the courts having jurisdiction in Hazaribag, Jharkhand.
